Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Bluebell Retreat Glamping - Block Plan Bluebell Retreat Glamping - Gazebo Elevations Bluebell Retreat Glamping - Toilet, Kitchen & Shower Room Elevations Bluebell Retreat Glamping - Shepherds Hut Elevations Bluebell Retreat Glamping - Pod Elevations Site Plan 1:1250 Planning, Design Access and Water Management Statement Reason: To define the permission.
Unless indicated on the approved plan(s) to be removed, all existing trees and hedges on the application site, or branches from trees on adjacent land that overhang the application site, shall be retained and shall not be felled or pruned or otherwise removed within the construction period and then for a period of five years from the completion of the development without the previous written consent of the local planning authority. If any retained tree/hedge is removed, uprooted or destroyed or dies, replacement planting shall be carried out in the first available planting season, in accordance with details to be approved in writing by the local planning authority. Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. In accordance with policies SWDP21, SWDP22 and SWDP25 of the South Worcestershire Development Plan.
The holiday let units hereby approved shall be occupied for holiday purposes only and shall not be occupied as a person or persons’ sole, or main place of residence. Reason: The holiday unit would be situated in the open countryside, outside any defined settlement boundary where new residential development will be strictly controlled. The proposed unit/accommodation is only acceptable as a holiday let in accordance with policy SWDP36 of the South Worcestershire Development Plan. To grant permission without such a condition would be contrary to policy SWDP2 and SWDP36 of the South Worcestershire Development Plan.
Within 6 months of the date of the decision, 5 bird nesting features shall be installed within the application site and shall remain thereafter. Nest boxes should be erected out of reach of predators, at a height of 1.5 to 5 metres. They are best directed facing between south-east and north to avoid direct sunlight and heavy rain. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
This permission allows for the siting of 4 holiday units (1 shepherds hut and 3 glamping pods) as well as a facilities building and a wooden gazebo. There shall be no more than 4 holiday units in total placed on the application site at any one time. Reason - To define the permission hereby granted and to ensure the appearance of the site is satisfactory and causes no harm to the visual amenities of the area in line with policy SWDP25 and SWDP36 of the South Worcestershire Development Plan 2016
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
