Condition Details / Information Notes
The proposed two storey extension would, by reason of its design, form, height and appearance dominate and detract from the form, character and appearance of the host dwelling and represent an incongruous and discordant feature in the street scene. Accordingly , the proposed development would be contrary to policies SWDP21 and SWDP24 of the South Worcestershire Development Plan and Section 8 of the South Worcestershire Design Guide SPD Overarching Design Principles (adopted March 2018).

Positive and Proactive Statement: The Council offers a pre-application advice service, although pre-application advice was not sought in respect of this proposal. The design of the extension was unacceptable in the form proposed and the level of amendments to make it acceptable would have required a fundamental re-design best facilitated through a fresh application. This is in accordance with paragraph 38 of the NPPF. Accordingly, the Council consider that planning permission should be refused for the reasons set out above.
