Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans and documents. Approved Plans and Documents: Design and Access Statement Rev A (July 2023) Appendix A Design and Access Statement (July 2023) Preliminary Ecological Appraisal with Preliminary Roost Assessment (May 2023) Bat Survey Report (August 2023) 1001_REV A Site Location Plan (July 2023) 2001 REV B Proposed Block Plan (January 2024) 2003 REV B Proposed Site Plan (January 2024) 2004 REV B Proposed Ground Floor Plan (January 2024) 2005 REV B Proposed First Floor Plan (January 2024) 2006 REV B Proposed Roof Plan (January 2024) 2010_REV A Proposed Garage Floor Plan (July 2023) 2011_REV A Proposed Garage Roof Plan (July 2023) 2012_REV A Proposed Farmhouse Elevation 01 (July 2023) 2013_REV A Proposed Farmhouse Elevation 02 (July 2023) 2014_REV A Proposed Farmhouse Elevation 03 (July 2023) 2015_REV A Proposed Farmhouse Elevation 04 (July 2023) 2016_REV A Proposed Farmhouse Elevation 05 (July 2023) 2017_REV A Proposed Farmhouse Elevation 06 (July 2023) 2022_REV A Proposed Garage Elevations (July 2023) Reason: To define the permission.
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Farmhouse. The development shall not be used as an independent self contained dwelling separate from the dwelling known as The Farmhouse. Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan and as a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan.
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. Where a bat 'roost' is present a licence might be necessary to carry out the works. Further information about species licensing and legislation can be obtained from the Species Licensing Service. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted for advice on the best way to proceed.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
