The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan received 12th December 2022 Proposed Block Plan received 12th December 2022 Amended Proposed Floor Plan received 17th March 2023 Amended Proposed Elevations 1 received 17th March 2023 Amended Proposed Elevations 2 received 17th March 2023 Reason: To define the permission. |
No building operations above damp proof course level of the development hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the proposed garage have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - type, colour, texture, size, coursing, finish, jointing and pointing of brickwork/stonework; - type, colour, texture, size and design of roofing materials; - sample panel of the brickwork, type of pointing and the mortar to be used with the panel kept on site for reference; - type of mortar; - The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - details of the proposed aliuminium windows (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - external joinery details of external doors/garage doors including information on finish. The development shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Lodge. The development shall not be used for any commerical purpose or as an independent self contained dwelling separate from the dwelling known as The Lodge. Reason - To preserve the amenity of the existing site and as a commercial operation or separate dwelling house in this location would not represent sustainable development and would be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan. |
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
