Condition Details / Information Notes
The development hereby granted shall be carried out in accordance with the application form dated 4 November 2022 and the drawings hereby approved: i. Location Plan, ref. WE087-PD-5031, dated October 2022; ii. Detailed POS Landscape Proposals Sheet 1 of 2, Phase 5/6, ref. P20-1352_11 Rev B, dated 18 January 2023; iii. Detailed POS Landscape Proposals Sheet 2 of 2, Phase 5/6, ref. P20-1352_11 Rev. B, dated 18 January 2023; iv. Arboricultural Method Statement, dated December 2022. Reason: To ensure a satisfactory development and to avoid any ambiguity as to what constitutes the permission.
Within 7 days of the landscaping scheme being completed on site, the Local Planning Authority shall be notified in writing. Reason: To allow the Local Planning Authority to confirm compliance with approved plans.
Within 3 months of the completion of the approved landscaping scheme, a statement of conformity shall be prepared by a qualified landscape architect and submitted to the Local Planning Authority for approval in writing. The statement should confirm that the approved landscaping scheme has been successfully implemented and that the planting specification has been completed. Once submitted a site visit shall be arranged between the Council, the landscape architected that prepared the statement of conformity and the construction site manager to conduct a walk over of the site. Once the statement and implemented landscaping scheme are completed to the satisfaction of the Local Planning Authority, approval for the works will be confirmed in writing. Reason: In order to ensure a satisfactory landscaping scheme is implemented upon site and in the interests of the general amenity of the area.
This decision notice grants planning permission only. It does not override any existing legal agreement, covenant or ownership arrangement. It is the applicant’s responsibility to ensure all necessary agreements are in place prior to the commencement of development.
The applicant/developer should be aware of all extant conditions requring formal approval attached to the outline planning permission ref. 16/01168/OUT and that a subsequent application will need to be submitted to the Local Planning Authority to ensure that the requirements of those conditions are met prior to either commencement of the development and/or prior to occupation of any subsequently constructed dwellings.
