Condition Details / Information Notes
Insufficient information has been submitted in regards to parking provision, lack of adequate parking provision would result in a negative effect on highway safety and fail to enhance the adjacent public right of way which is contrary to Policy SWDP 21 and NPPF Paragraphs 98, 105 & 108.
Incorrect plans have been submitted in the form of the block plan as the red line is drawn around the whole of the residential curtilage. The Local Planning Authority consider the planning unit to comprise half of the garage, access to the highway (and possibly the parking space). The application documents are also missing a floorplan. Despite requests by the Local Planning Authority amended plans had not been received at the time of determination.
Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- seeking further information following receipt of the application. In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. This is in accordance with paragraph 38 of the NPPF.  Despite these efforts, the Council still consider that planning permission should be refused for the reasons set out above.
