The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans – - 796 A100 B - 796 2019 A104 B - 796 2019 A105 B - 796 2019 A102 B - 796 2019 A103 B Reason: To define the permission. |
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the bat survey report produced by Ramm Sanderson Ecology, dated May 2020 and submitted with this application. In particular: - The roof is dismantled by hand and in line with the timings identified in section 5.2 of the report for nesting birds. - In the event that a bat is discovered when the ecologist is not on-site, works will cease immediately and advice sought. - Lighting should be carefully designed adjacent to existing (and potentially new) foraging areas. Where artificial lighting cannot be avoided the lighting scheme will be designed with reference to the Bat Conservation Trust and Institute of Lighting Professionals Guidance 5,6,7 and will be designed to reduce light spill and be downwardly directional. All new lighting will meet the current environmental standards of good practice in order to reduce potential light pollution and will use the lowest intensity for its purpose. This will minimise light spill onto foraging routes and minimise potential disturbance to dark corridors. Reason - To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended). |
Before the commencement of construction works on the development hereby permitted, details of a bat roosting feature shall be submitted to and approved in writing by the Local Planning Authority. The bat boxes should face south where possible (for additional warmth) and be positioned at least 4 metres from the ground. Suitable bat box dimensions are 430mm high X 270mm wide X 140mm deep.The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
