The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Block Plan Location Plan 3000A Rev A Proposed Plan Reason: To define the permission. |
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and Natural England must be contacted on 0845 6003078 for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the relevant contact details. |
The development hereby permitted shall be carried in-line with the recommendations set out in the bat survey report produced by Davidson-Watts Ecology dated July 2020 and submitted with this application. In particular:- - Prior to the removal of the hanging tiles in the location of the common pipistrelle day roost, a licensed ecologist will inspect the crevice under the tile and any bats found to be roosting will be moved to the pre-installed bat box. - The tiles surrounding the known roost location will then be carefully removed under direct supervision of the licensed ecologist. - In the unlikely event that a bat is found during the removal of the remainder of the hanging tiles, work will cease immediately and the licensed ecologist contacted to advise. - No artificial lighting (or associated light spill) will be placed near the compensatory bat box or linking vegetation. - Bat boxes will be installed as compensation and enhancement measures above the location of the existing known roost when the development is complete and on trees in the garden. On completion of works the development shall be inspected by a qualified ecologist and a statement of conformity and licence monitoring returns if appropriate shall be submitted to the Local Planning Authority to confirm the mitigation and enhancement measures for biodiversity have been successfully implemented in accordance with the details approved under this condition. Reason – To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP 22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended). |
