Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – P4489/2024/PJM/BM/gfbr001 A – Proposed ground floor plan P4489/2024/PJM/BM/N-POR01 – North elevation porch proposed PJM-2025-MH-W001 – Window sections Block plan P4489/2024/PJM/BM/W001 – Proposed window W1 P4489/PJM/2025/MH/W002 – Window sizes W1-19 P4489/PJM/2025/MH/W003 – Window sizes W20-26 P4489/2024/PJM/BM/E003 – East Elevation Existing & Proposed P4489/2024/PJM/BM/S003 – South Elevation Existing & Proposed P4489/2024/PJM/BM/E001 – North Elevation Existing & Proposed P4489/2024/PJM/BM/W001P – Proposed West Elevation inc. Window 7 Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026.
Prior to the first use / occupation of the development hereby approved, either a bat box (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box) and/or a bird box ( e.g. sparrow terrace, Schwegler 1b, vivaro pro Seville, vivaro pro Barcelona) shall be installed within the land ownership of the site. There should be clear flight path to the box without any clutter directly in front of the entrance. Bat boxes should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Nest boxes for tits, sparrows or starlings should be fixed two to four metres up a tree or a wall. Open-fronted boxes for robins and wrens need to be low down, below 2m, well hidden in vegetation. Bird boxes should face between north and east to avoid strong sunlight. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the porch, orangery and conservatory/breakfast room hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - type, colour, texture, size, coursing, finish, jointing and pointing of brickwork/stonework; - type, colour, texture, size and design of roofing materials; - sample panel of the brickwork, type of pointing and the mortar to be used with the panel kept on site for reference; - type of mortar; - a precise specification of the proposed external render or plaster – including any decorative panels or patterns – and detailed specification of the mix, the number of coats and surface finish to be used (if proposed); - details of the timber framing including joint details and methods of infilling; - external joinery details along with architectural details of the proposed external finishes, heads, sills, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - window sections, eaves, verges, barge boards, decorative brick string course, quoins, mullions; - details of external doors doors including information on finish; Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDR09, SWDPR05, SWDPR28 and SWDPR33 of the South Worcestershire Development Plan Review 2026.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
