Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans – WHB-M9(21)0001 P03 Elevations WHB-S9(20)0001 P00 Site Plan WHB-S9(20)0004 P00 Block Plan WHB-M9(20)0001 P03 Floor Plans WHB -S9(20)0002 P01 Site Location Plan. . Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the dwellinghouse hereby permitted have been submitted to and approved in writing by the local planning authority. Reason: To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDPR05 and SWDPR28 of the South Worcestershire Development Plan Review.
Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026.
Prior to the first occupation of the development hereby permitted, the details set out in the submitted Energy Statement shall be fully implemented and remain thereafter. The measures shall contribute to at least 20% of the predicted energy requirements of the development. Reason: To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDPR37 of the South Worcestershire Development Plan Review 2026.
Prior to the first occupation of the development hereby approved, 1no. bird nesting box shall be installed under the eaves of the dwelling and shall remain thereafter. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026.
Prior to the first occupation of the dwelling hereby approved secure parking for 4 cycles to comply with the Council’s standards shall be provided within the curtilage of each dwelling and these facilities shall thereafter be retained for the parking of cycles. Reason: To promote sustainable travel and reduce car dependence in accordance with policies SWDPR06 and SWDPR28 of the South Worcestershire Development Plan Review 2026.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
