| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan Site Address: Hollybed House Farm, Hollybed Street, Castlemorton, WR13 6DB 25-118-DEM1 PROPOSED DEMOLITIONS 25-118 - BK1B PROPOSED BLOCK PLAN 25-118 - GA1E PROPOSED PLANS AND ELEVATIONS Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework. |
| Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - window joinery details along with architectural details of the proposed external finishes (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2) - details of external doors/garage doors including information on finish; - a precise specification of the proposed facing brickwork (preferably including photographs of the brickwork against the existing dwelling) The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDPR05, SWDR09, SWDPR28, SWDPR31 and SWDPR33 of the South Worcestershire Development Plan Review 2026. |
| Before the first occupation of the development hereby permitted the large format glazing at ground floor to the southwest and southeast elevations serving the single storey extension shall have a Visible Light Transmission (VLT) value of 0.65 or lower. Evidence that this has been achieved is to be submitted to and approved in writing by the local planning authority prior to first occupation of the development. Reason: In order to minimise light spill from the development and safeguard the dark skies, tranquillity and special qualities of the National Landscape, in accordance with policies SWDPR05, SWDPR28, SWDPR31, and SWDPR 34 of the South Worcestershire Development Plan Review 2026. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR39 of the South Worcestershire Development Plan Review 2026. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Internal and External Bat Survey report carried out by Dr. Stefan Bodnar BSc (Hons) PhD MCIEEM Bat license, Class License CL18 (Survey level 2) CLS01 dated 2 December 2025 and submitted with this application. In particular: -Works should be undertaken outside the peak bat active season (i.e. outside of April 1st to September 31st of any year), when bats would not be present, or if within this higher risk time period, there should be ecological supervision of the stripping of any potential roost features (such as a raised tile) when works are undertaken. -two bat boxes and a further house sparrow terrace and single swift box shall be installed within the curtilage boundary. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
