| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Updated Bat Surveys Report by Udall-Martin Associates Ltd dated 13th October 2022 and submitted with this application. In particular:- Mitigation: o Proposed development works to proceed under the strict guidelines of a Non-licensed Bat Mitigation Method Statement. o There are no timing constraints regarding the proposed building conversion works as no bat maternity roost is currently present and no hibernating bats were recorded in the building. o A destructive search of the bat emergence areas and potential bat roosting features (including ridge tiles and three courses of tiles either side) under the direct supervision of a licensed bat ecologist will be carried out. o Any common pipistrelle bats found during the destructive searches will be placed in a bat box on a tree. o A precautionary procedure is included in Appendix 3 to cover the risk of a bat being discovered during building conversion works when the bat ecologist is not on site o Exterior lighting for the development will be sympathetic to roosting, foraging and commuting bats. o Exterior building works to be carried out outside the bird breeding season (which runs from March to September, inclusive) or a nesting bird check will firstly be required. Compensation: o Ridge tunnel in the new roof on the southern side of the building, for common pipistrelle bats and other crevice dwelling bats species such as other pipistrelle bat species and myotis bat species. Also, natural gaps beneath the new roof tiles and retained gaps in the exterior stonework of the building will provide potential bat roosting habitat. o New roof liner in the new roof on the southern side of the building to be bituminous membrane only. o Timber treatments in roofs to be bat friendly. Enhancement: o Two adjoining bat voids to be created in the roof on the southern side of the building. o Four bat access tiles installed in the new roof, for bats to crawl into the bat voids. o New roof liner in the new roof on the southern side of the building to be bituminous membrane only. o Timber treatments to be bat friendly. o Install an artificial nest box/platform on the steeple for peregrine falcon. o Install general bird boxes on mature trees on the site. Further Survey Recommendations o No further bat dusk emergence surveys are required. o Nesting bird check (including for peregrine falcon) if building works are carried out within the bird breeding season. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR01 and SWDPR29 of the South Worcestershire Development Plan Review. |
