Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 035, 040, 041, "Site Location", "Block Plan" Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026.
Prior to the first use of the development hereby approved, jet cowls shall be fitted to the proposed chimneys, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to their installation. These details shall include an elevation drawn to a minimum scale of 1:50 detailing their height relative to the existing chimneys. The jet cowls shall thereafter be installed in accordance with the approved details and in an external colour finish to match the existing chimneys and retained in that approved form. Reason: To ensure that exit velocity from the chimneys are at an acceptable level in accordance with Policy SWDPR 41 and of an acceptable appearance in accordance with Policy SWDPR 28.
Prior to the first use of the development hereby approved, details of the predicted noise levels shall be submitted to and approved in writing by the Local Planning Authority. The details should ensure that attenuation is not necessary. Reasons: In the interests of residential amenity in accordance with policies SWPDR 28 and SWDPR 35.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
