| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans – 02/2026/02a 02/2026/02b 02/2026/02c Rev A Reason: To define the permission. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 40 of the South Worcestershire Development Plan Review. |
| There shall be no lighting unless otherwise submitted to and agreed in writing by the LPA. Reason: To preserve the sense of remoteness and tranquillity, underpinned by dark night skies, further to policy SWDPR 28 of the South Worcestershire Development Plan Reviewand policy PL4 of the Malvern Hills AONB Management Plan. |
| The roof structure shall be coated Juniper Green. The side elevations and frotnage shall remain open and not enclosed. Reason: In the interests of visual appearance and character, further to policy SWDPR 28 of the South Worcestershire Development Plan Review. |
| Swallow cups shall be installed in accordance with drawing 02/2026/02C Rev A as part of the development hereby permitted. The features shall thereafter be retained. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR 29 of the South Worcestershire Development Plan Review |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations.
