| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

| Prior to its/their installation, details of the materials to be used in the construction of the external surfaces of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include:-
- type, colour, texture, size, coursing, finish, and pointing of brickwork and stonework;
- type, colour, texture, size and design of roofing materials;
- type, colour, texture, size and design of garage materials;
- details of the approved windows and external doors, including drawings showing design, materials and profile; the windows shall be non-reflective glass
- details of the approved rooflights, including drawings showing design, materials and profile;
- details of the external walkway.
The development shall be carried out using the materials as approved.
Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design and not harmful to the National Landscape and to protect, conserve and enhance the significance of heritage assets in accordance with policies SWDPR05, SWDPR09, SWDPR28, SWDP31, SWDPR33 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR39 of the South Worcestershire Development Plan Review 2026. |
| No development shall take place (including site clearance) until a Precautionary Working Method Statement (PWMS) for Roosting Bats has been submitted to and approved in writing by the Local Planning Authority. The PWMS will be completed by a suitably qualified ecologist and the approved PWMS shall include:
- The need for a pre-commencement inspection if works take place during the roosting season;
- A method statement setting out how works can proceed in ways that are least likely to harm or disturb roosting bats, if present;
- Details (including the models, specifications and details) of at least one bat box to be installed on the building after the completion of works;
- An Implementation Timetable.
The PWMS shall be implemented in full according to the approved specified timescales, unless otherwise agreed in writing by the Local Planning Authority.
Reason – To ensure compliance with the Conservation of Habitats and Species Regulations 2017 and Wildlife and Countryside Act 1981 (as amended) and minimise impacts on protected species in accordance with SWDPR01 SWDPR29 of the South Worcestershire Development Plan Review 2026.

| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017 (as amended), the latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill or injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts.
Any removal of roof and wall coverings including roof tiles, slates, hanging tiles, timber boarding, soffit boxes and facia boards shall be carried out carefully by hand. If bats or any sign of bats such as an accumulation of droppings are encountered at any stage of work, work must cease immediately and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.

| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
