| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Phase 1/Preliminary Ecological Appraisal & Mitigation Interim report carried out by europaeus land management services (ecology) dated May 2025 and submitted with this application. In particular:-
- Prior to the first use / occupation of the development hereby approved, three bat boxes (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box) and/or bird boxes ( e.g. sparrow terrace, Schwegler 1b, vivaro pro Seville, vivaro pro Barcelona) shall be installed within the land ownership of the site. There should be clear flight path to the box without any clutter directly in front of the entrance. Bat boxes should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Nest boxes for tits, sparrows or starlings should be fixed two to four metres up a tree or a wall. Open-fronted boxes for robins and wrens need to be low down, below 2m, well hidden in vegetation. Bird boxes should face between north and east to avoid strong sunlight.
- Prior to the commencement of any development, including any site clearance, the general precautionary working method statement set out within Appendix 2 of the submitted Ecological Report shall be shall be implemented in full according to the specified timescales, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, and to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| The outbuilding hereby approved shall be used solely for purposes incidental or ancillary to the enjoyment of the dwellinghouse known as Greenhill Cottage. It shall not be used for any non-incidental trade, business or commercial activity, nor as a separate independent dwelling. No separate curtilage or access shall be created without planning consent.
Reason: To ensure the use of the structure remains incidental or ancillary to the host dwelling, in accordance with Policies SWDPR03 and SWDPR28 of the South Worcestershire Development Plan.

| The applicant must be aware of their obligations towards the public right of way as follows: No disturbance of, or change to, the surface of the path or part thereof should be carried out without written consent (this includes laying concrete, tarmac or similar)
No diminution in the width of the right of way available for use by the public.
Building materials must not be stored on the right of way.
Vehicle movements and parking to be arranged so as not to unreasonably interfere with the public's use of the right of way.
No additional barriers are placed across the right of way. No stile, gate, fence or other structure should be created on, or across, a public right of way without written consent of the Highway Authority.
The safety of the public using the right of way is to be ensured at all times. |
| Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- providing pre-application advice; - seeking further information following receipt of the application;
- seeking amendments to the proposed development following receipt of the application; In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
| Prior to the construction of the gabion basket retaining wall hereby approved, details of a precise specification of the wall, including height, design and materials, shall be be submitted to and approved in writing by the local planning authority.
Development shall be carried out in accordance with the approved details.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDR09, SWDPR05, SWDPR28 and SWDPR33 of the South Worcestershire Development Plan Review 2026. |
