| The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan – Dwg No. 07/2025/03e Block Plan as Proposed – Dwg No. 07/2025/03g Rev A Proposed Elevations – Dwg No. 07/2025/03c Rev A Proposed Ground Floor Plan – Dwg No. 07/2025/03a Outbuilding Floorplan and Elevations – Dwg No. 07/2025/03h Casement Window Detail – Dwg No. 07/2025/03j External Door Detail – Dwg No. 07/2025/03k Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Phase 1/Preliminary Ecological Appraisal & Mitigation Interim report carried out by europaeus land management services (ecology) dated May 2025 and submitted with this application. In particular:- - Prior to the first use / occupation of the development hereby approved, three bat boxes (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box) and/or bird boxes ( e.g. sparrow terrace, Schwegler 1b, vivaro pro Seville, vivaro pro Barcelona) shall be installed within the land ownership of the site. There should be clear flight path to the box without any clutter directly in front of the entrance. Bat boxes should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Nest boxes for tits, sparrows or starlings should be fixed two to four metres up a tree or a wall. Open-fronted boxes for robins and wrens need to be low down, below 2m, well hidden in vegetation. Bird boxes should face between north and east to avoid strong sunlight. - Prior to the commencement of any development, including any site clearance, the general precautionary working method statement set out within Appendix 2 of the submitted Ecological Report shall be shall be implemented in full according to the specified timescales, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, and to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
