| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan 01, SPA 291 3 Rev a, SPA 291 10 Rev a, SPA 291 12 Rev a & SPA 291 16 Rev a . Reason: To define the permission. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecology Report carried out by Greenspace Environmental dated July 2021 and submitted with this application. In particular: - The Working Method Statement set out in paragraph 6.3.2 - The erection of one woodcrete bat box suitable for day roosts on one of the trees east of the site, neighbouring the driveway at a height of 3 to 4 m and in a southerly, westerly or easterly facing direction. - The erection of an integral bat box on the dwelling at a height of 3-4 m and in a southerly, westerly or easterly facing direction. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Notwithstanding the provisions of Schedule 2, Part 1 Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015 and any subsequent enactment revoking or amending that Order, no extension, alteration or enlargement of the dwelling shall be constructed without the prior written permission of the Local Planning Authority following submission of a planning application for that purpose. Reason: The footprint of the replacement dwelling has been calculated on the basis of the footprint of the existing dwelling and the design has been carefully considered in order to ensure that it is not disproportionately larger. Subsequent extension or alteration works would need to be considered by way of an application to the local planning authority, in accordance with Policy SWDP 18 of the South Worcestershire Development Plan. |
| Prior to the first occupation of the development hereby permitted, details of renewable and/or low carbon energy generation measures shall be submitted to and approved in writing by the Local Planning Authority. The measures shall contribute to at least 10% of the predicted energy requirements of the development. The details to be submitted shall include:- - the overall predicted energy requirements of the approved development; - the predicted energy generation from the proposed renewable/low carbon energy measures; and - an implementation timetable for the proposed measures. The development shall be carried out in accordance with the approved details. Reason - To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDP27 of the South Worcestershire Development Plan. |
| Prior to installation, details of broadband provision shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented in accordance with the approved details before the development is first brought into use and retained thereafter. Reason: To ensure that the development is provided with adequate broadband provision in accordance with Policy SWDP26 of the South Worcestershire Development Plan. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
