Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents HWF-P-204 Rev D; WG2] 509 P1 REVISION A; Planning Statement, Validated 18 December 2025T Reason: To define the permission.
No building hereby permitted shall be occupied until the sustainable drainage surface water drainage scheme and foul water drainage have been submitted and approved in writing by the Local Plannning Authority. The drainage scheme shall be managed and maintained thereafter in accordance with the approved management and maintenance plan submitted with the application. Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment and to ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan.
The programme of historic building recording and interpretation approved under permission 11/00625/CCO (Historic Assessment Report received 17 May 2011) must thereafter be carried out in full accordance with the approved details. Reason: To ensure expert investigation of this site of archaeological interest during excavation, in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and the National Planning Policy Framework
All planting and seeding/turfing comprised in the submitted landscape scheme, aprroved under Drawing Nos. HWF-P-202 and 203 of Application No: 11/00625/CCO , shall be carried out in the first planting season following the first occupation of the development. All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants that die, or  are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016.
The works shall be carried out in accordance with the recommendations set out in the Bat Survey carried out by North Wales Bat Services dated 5th June 2008 Drawing Nos. HWF-P-204, 207, 208 and 210 received 17th May 2011 and submitted with application 11/00625/CCO . Reason: To ensure the development conserves protected species within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
The units shall be used for holiday accommodation and for no other purpose (including any other purpose in Class 3 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification. Reason: The local planning authority wish to control the specific use of the land/premises, in the interest of local amenity and to comply with Policies SWDP2 and SWDP21 of the South Worcestershire Development Plan, and the National Planning Policy Framework
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The Authority would advise the applicant (and their contractors) that they have a legal Duty of Care as regards wildlife protection. The majority of UK wildlife is subject to some level of legal protection through the Wildlife & Countryside Act (1981 as amended) , with enhanced protection for special "Higher Status Protected Species" such as all Bat species, Great Crested Newts, Otters, Dormice, Crayfish and reptile species that are present and widespread across the County. All nesting birds are legally protected from disturbance at any time of the year. Care should be taken to plan work and at all times of the year undertake the necessary precautionary checks and develop relevant working methods prior to work commencing. If in any doubt it advised that advice from a local professional ecology consultant is obtained. If any protected species or other wildlife is found or disturbed during works then all works should stop and the site made safe until professional ecology advice and any required ‘licences’ have been obtained. Any additional lighting should fully respect locally dark landscapes and associated public amenity and nature conservation interests.
