Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – - Location Plan - 2382 3000- Revision A Reason: To define the permission.
Prior to their installation, details of the external materials to be used in the construction of the window, lintels, folding doors and garage doors hereby approved, shall be submitted to and agreed in writing by the Local Planning Authority. The window, lintels, folding doors and garage doors shall be installed in accordance with the approved details and retained thereafter. Reason: In order to ensure that the new materials are in keeping with the surrounding area and represent quality design, in accordance with Policy SWDP 21 of the South Worcestershire Development Plan (2016) and Chapter 12 of the National Planning Policy Framework.
Prior to first occupation of the dwellinghouse hereby approved, the water management details set out within paragraph 23 of the submitted Planning Statement, shall be implemented in full and thereafter retained. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with Policy SWDP 29 of the South Worcestershire Development Plan 2016 and Chapter 14 of the National Planning Policy Framework.
Prior to first use of the dwellinghouse hereby approved, details of how at least 10% of predicted energy requirements will be generated from renewable or low carbon sources, shall be submitted to and approved in writing by the Local Planning Authority. The approved measures shall be implemented in full prior to first use of the dwellinghouse and retained thereafter. Reason: To ensure that the development reduces carbon emissions and implements sustainable energy solutions in accordance with part A of Policy SWDP 27 of the South Worcestershire Development Plan (2016) and the National Planning Policy Framework.
Prior to first occupation of the dwellinghouse hereby approved, details of how it will be ensured that the daily non-recycled water use per person will not exceed 110 litres per day, shall be submitted to and agreed in writing by the Local Planning Authority. The approved measures shall be implemented in full prior to first use of the dwellinghouse and retained thereafter. Reason: To ensure that the development uses a sustainable amount of non-recycled water in accordance with part C of Policy SWDP 30 of the South Worcestershire Development Plan (2016) and Chapter 14 of the National Planning Policy Framework.
Prior to first occupation of the dwellinghouse hereby approved a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include a plan detailing the disposition of planting, cross referenced to a schedule listing the species, size and number of plants proposed. The approved scheme shall be completed prior to the first occupation of development. Reason: To ensure the environment of the development is improved and enhanced in accordance with Policy SWDP 21 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
