| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – IMK026-001 Rev.A, IMK026-002 Rev.A, IMK026-003 Rev.A, IMK026-004, IMK026-005, IMK026-006, IMK026-007. Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework. |
| Prior to the first use/occupation of the development, an Flood Warning Evacuation Plan shall be submitted to and approved in writing by the LPA in consultation with the Local Authority Emergency Planner. The Plan shall include full details of proposed awareness training and procedure for evacuation of persons and property and method and procedures for timed evacuation. It shall also include a commitment to retain and update the Plan and include a timescale for revision of the Plan. Reason: In order to ensure an awareness and commitment to evacuating visitors via the proposed route, during a flood event in accordance with Policy SWDPR 38. |
| Prior to their installation, details of the colour, finish and material of the proposed front door access shall be submitted. Additionally, the material, colour and finish shall be submitted of the bound surface of the access improvements. These materials shall be implemented in accordance with the approved details following approval in writing by the Local Planning Authority. Reason: To preserve the character and heritage significance of both the Curtilage Listed Building as well as the Grade II Ivydene House in accordance with SWDPR 09 and 33. |
| The holiday let unit/visitor accommodation hereby approved shall not be occupied as a person or persons’ sole, or main place of residence. Reason: The proposed accommodation is only acceptable as a holiday let in accordance with policy SWDPR 45 of the South Worcestershire Development Plan Review 2026. |
| The owners/operators of the holiday let unit/visitor accommodation hereby approved shall maintain an up-to-date register of the names of all owners/occupiers of the unit/accommodation. This register shall be made available within 1 calendar month of a written request by the Local Planning Authority. Reason: The proposed unit/accommodation is only acceptable as a holiday let in accordance with SWDPR 45 of the South Worcestershire Development Plan Review 2026. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR 39 of the South Worcestershire Development Plan Review 2026. |
