The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Before any works hereby consented commence, a Level 2 record of the building shall be completed by an appropriately qualified person in accordance with Historic England’s Understanding Historic Buildings: A Guide to Good Recording Practice. The record shall include annotated plans, internal and external photographs, and recording and dating, so far as practicable, of the doors, timber framing and other historic fabric affected by the works. The completed record shall be submitted to the Worcestershire Historic Environment Record, with a copy provided to the Local Planning Authority, before the works commence. Reason: To ensure that the affected historic fabric and evidence are recorded before alteration.
No works hereby consented shall commence until a full room-by-room specification of works has been submitted to and approved in writing by the Local Planning Authority. The specification shall include details of the works, methods and materials proposed, including all new electrical and plumbing installations. The works shall thereafter be carried out in accordance with the approved specification. Reason: To safeguard the special architectural and historic interest of the listed building.
No works hereby consented shall take place until an Ecological Mitigation, Compensation and Enhancement Scheme (EMCES) with particular reference to bats and birds has been drawn up by a suitably qualified ecologist and submitted to and approved in writing by the local planning authority. The scheme shall be based on the recommendations made in the bat report prepared by Turnstone Ecology, dated December 2025 and shall include an implementation timetable. The works shall thereafter be carried out in accordance with the approved details and timetable, unless otherwise approved in writing by the Local Planning Authority or varied by a bat licence subsequently issued by Natural England. On completion of the works, the development shall be inspected by a qualified ecologist and a statement of conformity and a copy of any bat licences and licence monitoring returns as appropriate shall be submitted to the Local Planning Authority to confirm the mitigation, compensation and enhancement measures for biodiversity have been successfully implemented in accordance with the details approved under this condition. Reason – To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with policy SWDPR01 and SWDPR29 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations (2017).
Details of any proposed external lights on the building and adjacent boundaries must be submitted and agreed in writing by the local planning authority prior to installation. Reason: To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with policy SWDPR01 and SWDPR29 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations (2017).
