| The occupation of the caravan shall be limited to the applicant and any dependant(s) of the applicant residing with them. The use of the land as a caravan site for residential occupation shall permanently cease and all caravans removed from site and the land shall be restored to its former condition no later than 2 years from the date of this permission or when the principal dwelling known as Garwood Cottage is re-occupied, whichever is sooner. Reason: In the interests of visual and residential amenity in accordance with Policy SWDP21 of the South Worcestershire Development Plan and to avoid establishing a separate permanent unit of residential occupation in an unsustainable location contrary Policy SWDP 2 of the South Worcestershire Development Plan and NPPF. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Block Plan (TQRQM25345030836119) , Floor Plan & Elevations Plan. Reason: To define the permission. |
| The caravan/twin unit to be sited on the land shall comply with the definition of a caravan set down in Section 29(1) of the Caravan Sites and Control of Development Act 1960, Section 13(1) of the Caravan Sites Act 1968 and the Social Landlords (Permissible Additional Purposes) (England) Order 2006 (Definition of Caravan) (Amendment)(England) Order 2006. Reason: To ensure the development does not have an adverse impact on the character and amenity of the area in accordance with policies SWDP21 and SWDP25 and to ensure that the accommodation are not a permanent structures in the interests of the amenities of the area and to comply with Policies SWDP2 and SWDP36 of the South Worcestershire Development Plan. |
| Within one month of the first use of the development hereby approved suitable enhancement measures such as the planting of some fruit trees of local varieties and/or inclusion of bird and bat boxes shall be submitted to and approved in writing by the Local Planning Authority. The measures shall be carried out within the agreed timetable. Reason: The proposed development would result in the loss of grassland habitats and enhancement and measurable gain is a material consideration in accordance with South Worcestershire Development Plan Policy SWDP22. |

In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017 (as amended), the latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill or injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts. Any removal of roof and wall coverings including roof tiles, slates, hanging tiles, timber boarding, soffit boxes and facia boards shall be carried out carefully by hand. If bats or any sign of bats such as an accumulation of droppings are encountered at any stage of work, work must cease immediately and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant. |
