Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 2319-02E Outbuilding as proposed 2319-03 Outbuilding as existing (location plan) Reason: To define the permission.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Internal/External Bat survey report carried out by Dr Stefan Bodnar dated July 2025 and submitted with this application. In particular:- -1 bat box and 1 bird box are recommended to be placed onto the structure in appropriate locations and orientations. - Any new external lighting should be restricted and should conform with BCT guidelines, though more recent guidance ‘Bats and External lighting, BCT, 2018’, updated in 2023 should be followed. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
The development hereby permitted shall be carried out in strict accordance with the tree protection measures specified in the BS5837 Tree Constraints, Impact Assessment & Tree Protection Method Statement carried out by B J Unwin dated August 2025 and submitted with this application - in particular section 6. Reason: To ensure the protection and continued well-being of trees both on and neighbouring the site during construction, in the interests of the character and appearance of the area, in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and in accordance with the principles of BS5837:2012 (Trees in relation to design, demolition and construction)
