Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan – Dwg No. 24-20153-PA7 Block Plan – Dwg No. 24-20153-PA8 Ground and basement plans as proposed – Dwg No. 24-20153-PA4 First floor plan as proposed – Dwg No. 24-20153-PA5 Elevations as proposed – Dwg No. 24-20153-PA6 Roof plan as proposed – Dwg No. 24-20153-PA10 Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Surveys and Mitigation Plan carried out by Swift Ecology dated 22nd July 2025 and submitted with this application. In particular:- - The development shall be carried out in full accordance with the Bat Non-Licensed Method Statement, as submitted in appendix 4, for the duration of the construction works. - No external lighting shall be installed unless it complies fully with the lighting guidance contained within paragraph 4.3 of the report, to ensure protection of roosting and foraging bats. - Prior to the commencement of any works, all areas of the building affected by the development shall be checked by a suitably qualified ecologist for the presence of nesting birds. If there are breeding birds present, works cannot continue until the chicks have fledged and left the nest. Reason: To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, and to minimise impacts on protected species. This will also ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area, in accordance with Policy SWDP22 of the South Worcestershire Development Plan.
Prior to the first use / occupation of the development hereby approved, a bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Prior to their installation, details of the materials to be used in the construction of the external surfaces of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include: - type, colour, size, finish, of timber boarding; - elevation and cross section details of rooflights, doors and windows at a scale no smaller than 1:20 as appropriate; The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
