Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – MAD/HUNT/25/LOCATION MAD/HUNT/25/SITE-2 PROPOSED SITE PLAN MAD/HUNT/25/1-1 PROPOSED FLOOR PLANS MAD/HUNT/25/1-2 FRONT (PROPOSED) MAD/HUNT/25/1-3 PROPOSED REAR MAD/HUNT/25/1-4 PROPOSED SIDE MAD/HUNT/25/1-5 PROPOSED SIDE MAD/HUNT/25/1-SEC INDICATIVE SECTIONS Reason: To define the permission.
Prior to their installation on site as part of the development hereby approved, details of the proposed roof tiles and timber cladding for the extensions shall be submitted in writing to the Local Planning Authority. The development shall be carried out using the materials as approved. Reason: To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP21, SWDP23 and SWDP25 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Roost Assessment & Bat Survey report carried out by Sharpe Ecology dated July 2025 and submitted with this application. In particular:- - Two wall-mounted external bat boxes or integrated bat boxes shall be installed on the south and west elevations of either the new extensions or the existing dwelling. Bat boxes should be located as high up as possible, either directly under the roof apex, or under eaves. Suitable external wall-mounted bat boxes include Greenwood's Ecostyrocrete Half and Half Bat Box, Schwegler 1FF bat box, Elisa Bat Box, Brigida Bat Shelter, Gabriella Bat Box, Large Multi Chamber WoodStone Bat Box or 2FE Schwegler Wall-mounted bat shelter. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
