Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings – - Proposed Location Plan - Proposed Site Plan - SANDERS002 Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review (2026) and the National Planning Policy Framework.
The development hereby permitted shall not be open to customers outside the following hours of 08:00-20:00 Monday to Sunday. Reason: To ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health contrary to policy SWDPR28 and SWDPR35 of the South Worcestershire Development Plan Review (2026) and Chapter 12 of the National Planning Policy Framework.
The development hereby approved shall be carried out in accordance with 'Rimmers Farm Tree Report 2026- Tree Perspectives. February 26th 2026'. Reason: In order to prevent the loss of, or damage to, the tree contained within the application site, in accordance with Policies SWDPR 07 and SWDPR 29 of the South Worcestershire Development Plan Review (2026) and Chapter 12 of the National Planning Policy Framework
The parking area hereby approved shall be constructed using a permeable material and shall be retained thereafter. The permeable surface shall be constructed prior to first use of the storage containers hereby approved. Reason: In order to ensure that the development does not have a detrimental impact on site drainage or surface water flood risk, in accordance with Policy SWDPR 38 of the South Worcestershire Development Plan Review (2026) and Chapter 14 of the National Planning Policy Framework.
The development hereby permitted shall not be brought into use until the access, parking and turning facilities have been provided as shown on approved drawing 'Proposed Site Plan'. These areas shall thereafter be retained and kept available for those uses at all times. Reason: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway in accordance with policies SWDPR 06 and SWDPR 28 of the South Worcestershire Development Plan Review (2026) and Chapter 9 of the National Planning Policy Framework.
