Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location and Block Plans – Dwg No. 2526_001 Rev A Proposed Plans and Elevations – Dwg No. 2526_003 Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecological Appraisal carried out by Icon Ecology dated September 2025 and submitted with this application. In particular:- - As an enhancement, one bat box and one bird box shall be installed either on an existing structure or tree within the wider landholding, or on the new structure following completion of the associated works. The bat box shall be positioned at a height of approximately 3–5 metres, in a location that receives sunlight for part of the day, facing a south easterly or south westerly direction with a clear flight path. The bird box shall be installed as high as possible in a sheltered, wind-free area, ideally facing north or in a shaded location. - The development shall be carried out in full accordance with the Nesting Bird Safeguards contained within section 10.2 of the report, as submitted. Reason: To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010, and to minimise impacts on protected species. This will also ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area, in accordance with Policy SWDP22 of the South Worcestershire Development Plan.
The development hereby approved shall only be used as ancillary accommodation incidental to the dwellinghouse known as Old Cider Mill Cottage, and shall not be used for any non-incidental trade, business or commercial enterprise whatsoever or as a separate independent dwelling. No separate curtilage or access shall be created without planning consent. Reason: To ensure the use of the building remains ancillary to the main house in accordance with policy SWDP2 and SWDP21 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
