| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, PP 1000 Rev C, PP1001 Rev D , PP1101 Rev B & PP 1100 Rev B.

| The trees shall be protected as set out in the report by Jim Unwin entitled BS5837 Tree Constraints, Impact Assessment & Tree Protection Method Statement for new houses Updated 24th April to address Tree & Landscape Officer comments 16th April 2024.

Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.

| The development shall not be occupied until the proposed development has been fitted with electric vehicle charging points. The electric vehicle charging points shall be retained for the lifetime of the development.

| The development shall not be occupied until foul and surface water drainage works have been carried out in accordance with the details approved under condition discharge application reference M/24/00845/CCO & updated calculations in document reference 242002-KTN-TN-01-D dated 29th August 2025.
Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment and to ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan. |
| The development shall be carried out in accordance with the information contained in the Planning Statement submitted with this application for superfast broadband unless otherwise agreed in writing with the local authority.
Reason: To ensure the proposal incorporates satisfactory telecommunication facilities in line with policy SWDP26 of the South Worcestershire Development Plan 2016.

| The renewable and/or low carbon energy generation measures as specified in the Energy Strategy by Fenton Energy Ltd dated 24th April 2024 shall be carried out in accordance with the approved details.
Reason: To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDP27 of the South Worcestershire Development Plan. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
