Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 001 SITE LOCATION PLAN 003 PROPOSED BLOCK PLAN Rev C 201 HOUSE PROPOSED PLANS Rev A 211 HOUSE PROPOSED ELEVATIONS Rev A 212 GARGAE PROPOSED PLANS/ELEVATIONS Rev C Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Protected Species Survey Report carried out by Paxford Ecology dated 3 October 2025 and submitted with this application. In particular: - Two Schwegler 2F bat boxes and one each of the Schwegler 1B (26 mm), 2H and 1B (32 mm) bird boxes will be installed on trees within the curtilage boundary. - The proposed works will be conducted in full accordance with the details set out under the Reasonable Avoidance Measures strategy on page 18 of the report. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
The development hereby permitted shall not be occupied at any time other than for purposes incidental/ancillary to the residential use of the dwelling known as 7 Watery Lane, Malvern, WR14 4JX. The development shall not be used as an independent self contained dwelling or for business purposes separate from the dwelling known as 7 Watery Lane, Malvern, WR14 4JX. Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
