Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – EX-01 Location Plan PL-01 Proposed Site Plan PL-02 Proposed Ground Floor Plan PL-03 Proposed First Floor Plan PL-04 Proposed Elevations 1 PL-05 Proposed Elevations 2 PL-06 Proposed Section 1 PL-07 Proposed Sections 2 PL-08 Perspective Views Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey report carried out by ATW Ecology dated July 2025 and submitted with this application. In particular:- - Capture and release exercise: Where capture and / or handling of bats are necessary, only the Named Ecologist, their Accredited Agent, or an Assistant directly supervised by the Named Ecologist may do so. Capture / handling / exclusion of bats must only be undertaken in conditions suitable for bats to be active. - Following inspection and capture operations, the removal of any feature with bat roost potential, will be only performed by hand in suitable weather conditions and under direct ecological supervision. Where applicable, materials will be removed carefully away and not rolled or sprung to avoid potential harm to bats. The undersides of materials will be checked by the Named Ecologist or their Accredited Agent for bats that may be clung to them before removal. -Two general purpose bat boxes to be installed on mature trees within the site, otherwise unaffected by the proposed works. Bat boxes to be installed prior to roost destruction. - 2 x Integrated bat box/bat brick/bat tube shall be installed on the extension at a height over 4m above ground level and not placed above windows Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. Where a bat 'roost' is present a licence might be necessary to carry out the works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 3728000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
