| The development hereby permitted was begun 11 July 2025. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans: Site Location Plan, and Block Plan CRS 2025-33 Reason: To define the permission. |
| The details set out in the submitted Water Management Statement shall be fully implemented within 3 months of the date of the permission and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Within 3 months of the date of this planning permission full particulars detailing the landscaping planting mix of native species to reinforce and infill gaps within the hedgerow boundaries shall be submitted to and agreed in writing by the Local Planning Authority. The approved details shall be carried out on site within the first planting season following the planning permission. Reason: In the interest of character and appearance, further to policy SWDP 21 and SWDP 25, and SWDP 22. |
| There shall be a maximum of 20 storage (shipping containers) units on Site. Their storage shall be limited to single level with no stacking of containers. Reason: To permit any increase in units to be monitored in the interests of highway safety and character and appearance, further to policies SWDP 21 and SWDP 25. |
| Any open storage shall be limited in height to no more than 3m above ground level. Reason: In the interests of character and visual appearance further to policy SWDP 21 and SWDP 25. |
| A scheme for any external lighting shall be submitted to and approved in writing by the Local Planning Authority prior to its installation. The scheme shall include details and a specification of the proposed lighting, its disposition, and means of controlling its operation. The approved lighting shall be installed and operated in accordance with the approved lighting scheme for the lifetime of the development, and no other external lighting shall be installed. Reason: In the interests of the character and visual appearance of the area, to promote ‘dark skies’ safeguard residential amenity and to mitigate disturbance to wildlife in accordance with Polices SWDP 21 and SWDP 25 of the South Worcestershire Development Plan. |
| Within 3 months of this planning permission full particulars detailing the erection of two bird boxes and two bat boxes shall be submitted to and agreed in writing by the Local Planning Authority. The approved details shall be carried out within 6 months of the planning permission. Reason: In the interests of biodiversity, further to Policy SWDP 22. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| Any lighting considered necessary for the safe operation of the site should be operated on the basis of PIR sensors which switch off the lights if there is no movement after a prescribed period of time and/or low intensity lighting on an automatic timer. Consideration should be given to the range and sensitivity of any PIR sensors to ensure that they are not inadvertently activated by wildlife. |
