| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Protected Species Report carried out by David Smith (Natural England bat survey licence Level 2 Class CL18, Licence No. 2016-23830-CLS-CLS dated 14 October 2025 and submitted with this application. In particular:- - If building work is undertaken inside the bird breeding season, which is considered to be from 1st March to 31st August inclusive, then a nesting bird inspection immediately prior (maximum of 2 weeks in advance) to the commencement of work will be undertaken. If nesting birds (with eggs or hatchlings) or birds constructing a nest are subsequently identified to be present, building affecting the nesting site(s) must cease until the nest is clear. Regardless of timing or findings of previous surveys, if nesting birds are found within the site and potentially affected during any part of the demolition/construction at any time, then work will stop and an ecologist consulted. - To provide an enhancement for nesting birds, two swift nesting boxes should be attached to the east wall of the building under the eaves. The boxes should be installed side by side to provide for a small colony nest site. The boxes should be positioned at the top of the wall to provide both sufficient height and shelter from direct sunlight. - To provide an enhancement for roosting bats, a flat crevice style bat box should be installed as close to the roof apex as possible on the south elevation of the building. A clear line of flight to the bat roost box entrance should be maintained for the movement of bats between the potential new roost and the rear garden to the west of the property and then into the broader landscape. - External lighting on the new extension and walkway should be kept to an absolute minimum (in terms of coverage, use and type/luminosity). The new extension should restrict the location of external lighting to only where it is essential, for example just over doorways to maintain security and safety. External lighting proposals should be designed in compliance with guidelines on Bats and Lighting in the UK (Bat Conservation Trust and Institution of Lighting Professionals, 2018), which would include the following elements: • Use of low powered soft white LED lighting to minimise/avoid ultraviolet and infrared emissions and which have a sharp cut-off; • Avoiding upward light spill and minimising outward light spill through the correct positioning of downward pointing luminaries and use of shields/hoods etc.; and • Lighting operating on a motion sensor so as to be used as and when required, thereby ensuring a long period of complete darkness during each night. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
