Condition Details / Information Notes
The development hereby approved shall be carried out in accordance with the following plans and drawings – EW1, EW2, EW4, EW5, Landscaping Proposals Rev A, D1 Drainage Details, Pampered Ponies Stables (drawing dated 24/06/2025) and Pampered Ponies Plan View (drawing dated 24/06/2025) - unless otherwise required by conditions attached to this permission. Reason: To define the permission and to ensure that the development meets the design quality and environmental requirements of the Development Plan.
The site and buildings shall be used as an equestrian business for equestrian related parties and events as detailed within the submitted Planning Statement and shall not be used for livery or any other equestrian business purposes. Reason: To ensure that the use hereby permitted is not harmful to highway safety or the amenities of the area in accordance with Policies SWDP1, SWDP4 and SWDP21 of the South Worcestershire Development Plan.
The equestrian business hereby approved shall not be open to customers or visiting members of the public outside of the hours of 9am to 6.00pm on any day. Reason: To safeguard the amenity of the area in accordance with Policies SWDP4 and SWDP21 of the South Worcestershire Development Plan.
Deliveries to the site shall not be made outside of the hours of 8.00am to 6.00pm on Mondays to Saturdays. There shall be no deliveries on Sundays or Bank Holidays. Reason: To safeguard the amenity of the area in accordance with Policies SWDP4 and SWDP21 of the South Worcestershire Development Plan.
The visibility splays shall maintained from a point 0.6m above ground level at the centre of the access to the application site and 2.4 metres back from the near side edge of the adjoining carriageway, (measured perpendicularly), for a distance of 55 metres to the west and 60 metres to the east along the nearside edge of the adjoining carriageway. Nothing shall be planted, erected and/or allowed to grow on the triangular area of land so formed which would obstruct the visibility described above. Reason: In the interests of highway safety in accordance with Policy SWDP21 of the South Worcestershire Development Plan.
No lighting or floodlighting shall be erected or installed to light the menage or externally to the stable building without the prior granting of planning permission by the Local Planning Authority. Reason: In order to protect the amenities of this rural area in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.
No stable waste shall be stored within 5 metres of any pond or watercourse [or under the crown spread of any tree] and there shall be no burning of stable waste on site. Reason: In order to avoid pollution in accordance with Policies SWDP21 and SWDP31 of the South Worcestershire Development Plan.
No moveable shelters or caravans, except for the caravan shown on drawing number EW2 hereby approved, shall be sited on the land edged red and blue, without the submission and subsequent approval of a separate application for planning permission. The approved caravan shall not be sited outside of the land edged red on the submitted location plan, drawing number EW1. Reason: In the interests of protecting the landscape character and visual amenities of the area in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.
The caravan shall be used as an indoor spectator and comfort break facility in association with the approved use of the land for pony parties and events and not for any other purpose. If at any time from the date of this permission the business use of the land and buildings hereby approved permanently, then the caravan must be removed from the land, unless the local planning authority has otherwise granted a separate planning permission for its retention. Reason: The caravan is required for the specific purposes ancillary to the equestrian business use on the land hereby approved but, due to its design and materials is not considered suitable for permanent retention in perpetuity in the interests of the character and appearance of the area and to comply with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.

In dealing with this application, the Council has worked with the applicant in the following ways: - seeking further information following receipt of the application; - considering the imposition of conditions In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
