| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| The applicant must be aware of their obligations towards the public right of way as follows: - The safety of the public using the PRoW is to be ensured at all times. developers have legal duties under health and safety law for safe management of PROW users during works. - Work undertaken to carry out the development should not obstruct the footpath at any time. However, if public safety demands a temporary closure, application should be made at least 6 weeks in advance, unless an emergency situation arises contact PROWclosures@worcestershire.gov.uk - Vehicle movements and parking are to be arranged so as not to unreasonably interfere with the public’s use of the PRoW. - No additional barriers (e.g. gates, stiles, or fencing) may be installed on or across a PROW without prior written consent from the Highway Authority. - The grant of planning consent does not entitle developers to obstruct a PRoW. - Any change to or disturbance of the surface of a PROW or part thereof must not be undertaken without the written consent of the Highway Authority. Full details of any proposed changes including design specifications should be submitted to the County Councils Public Rights of Way Team for prior approval. -Building materials and equipment associated with the development must not be stored on the PRoW. |
| The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Old Dairy. The development shall not be used as an independent self contained dwelling separate from the dwelling known as The Old Dairy.
