| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |

| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey Report carried out by Breakwell Ecology dated 31 May 2025 and submitted with this application. In particular:- A "soft demolition" approach, with the demolition manager briefed on appropriate methods and an ecologist available “on call” to deal with any last-minute discoveries of roosting bats. Installation of at least two bat roosting features on trees within the gardens of 6 Carlton Road Appropriate temperature restrictions are considered suitable for any works which may disturb potentially torpid bats during the hibernation period (November to March inclusive) Control of night-lighting. Restriction of artificial lighting designed to prevent spillage onto tree canopies and areas used by foraging bats by using narrow spectrum lights with no UV content, low pressure sodium and warm white LED lights and directional downlights by illuminating below the horizontal pane. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Before the first occupation of the extension hereby permitted the window at first floor on the west side elevation shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy and represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
