| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan A101, Block Plan A201, Site Section A301,Drainage Plan A401, Proposed Elevation A501 Reason: To define the permission. |
| The building hereby approved shall be used only for purposes incidental to the use of the dwelling house 42-43 Eardiston only. It shall not be used for habitable accommodation or for the operation of any trade or business. Reason: In order to safeguard the open countryside and to protect residential amenity and in accordance with SWDP 2 and 21 of the South Worcestershire Development Plan. |
| No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the garage building including the details of the solar panels hereby permitted have been submitted to and approved in writing by the local planning authority. Reason - To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| Prior to installation, details of any boundary treatment to be erected shall be submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details and shall be permanently retained in that condition thereafter. Reason: In order to protect the visual amenity of the area in accordance with South Worcestershire Development Plan Policy SWDP 21. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted in Drawing Number A401 "Drainage Proposed" shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| The applicant must be aware of their obligations towards the public right of way as follows: No disturbance of, or change to, the surface of the path or part thereof should be carried out without written consent (this includes laying concrete, tarmac or similar) No diminution in the width of the right of way available for use by the public. Building materials must not be stored on the right of way. Vehicle movements and parking to be arranged so as not to unreasonably interfere with the public's use of the right of way. No additional barriers are placed across the right of way. No stile, gate, fence or other structure should be created on, or across, a public right of way without written consent of the Highway Authority. The safety of the public using the right of way is to be ensured at all times. |
