Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans. Approved Plan Numbers: 100 Rev A 02 D 03 E 04 D Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Before the first occupation of the building(s) hereby permitted the windows on the first and second floor on the rear elevation of the dwellinghouse on the side closest to the boundary with no.28 Davenham Close and the windows on the east elevation of the dwellinghouse, shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason - To protect the amenities of adjoining properties from unacceptable overlooking/loss of privacy in accordance with policy SWDP21 of the South Worcestershire Development Plan.
The Development hereby permitted shall not be first occupied until the proposed dwelling has been fitted with an electric vehicle charging point. The charging points shall comply with BS EN 62196 Mode 3 or 4 charging and BS EN 61851 and the Worcestershire County Council Streetscape Design Guide. The electric vehicle charging points shall be retained for the lifetime of the development unless they need to be replaced in which case the replacement charging point(s) shall be of the same specification or a higher specification in terms of charging performance. REASON: To encourage sustainable travel and healthy communities.
The Development hereby approved shall not be occupied until the first 5 metres of the access into the development, measured from the edge of the carriageway, has been surfaced in a bound material. REASON: In the interests of highway safety.
The Development hereby approved shall not be brought into use until the access, turning area and parking facilities shown on 100 Rev A (Proposed Block Plan) has been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times. REASON: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Prior to the first use of the dwellinghouse, hereby approved, details confirming the approved dwellinghouse will have access to high-speed broadband, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the proposed development accords with the requirements of policy SWDP26 of the South Worcestershire Development Plan 2016.
Following the date of this permission, the received CEMP (dated 11/09/25) shall be implemented throughout the construction period. Reason: In the interests of highways safety, noise and residential amenity in accordance with policies SWDP 4 and 21.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
