Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 21PSM-PFP-JEBB Rev 000 Proposed Floor Plans 21PSM-PE-JEBB Rev 001 Proposed Elevations 21PSM-SLBP-JEBB Rev 000 Site Location & Block Plan 21PSM-PBP-JEBB Rev 000 Proposed Block Plan Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- providing pre-application advice; - seeking further information following receipt of the application; . In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
No development shall take place until an Ecological Mitigation and Enhancement Scheme (EMES) has been drawn up by a suitably qualified ecologist, submitted to an approved in writing by the Local Planning Authority. The scheme shall incorporate the following information on mitigation and enhancements for protected species: - Precautionary Working Measures in relation to bats during all roof-based works in the construction phase; - The engagement of an ecologist if a bat, bats, evidence of bats or (potential) bat roost is discovered; - The installation of one or more bat and/or bird boxes; - Details regarding the type, specifications, and selected location for biodiversity enhancements for protected species; - An Implementation Timetable. The EMES shall be implemented in accordance with the approved details and timetable and all features shall be retained in that manner hereafter. Reason: To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with polices SWDP 22 and SWDPR27 of the South Worcestershire Development Plan, paragraphs 187, 192 and 193 of the National Planning Policy Framework (NPPF).
