| Adequate natural light would not be provided to the snug, office and guest bedroom at ground floor level, or bedrooms 3, 4 and 5 at first floor level of the proposed larger dwellinghouse, due to the presence of trees immediately to the south-east of the application building, to the detriment of the residential amenity of the future occupiers of the proposed dwellinghouse. The proposed development is therefore not acceptable with regards to Paragraph Q.2(1)(g) of Schedule 2, Part 3, Class Q of The Town and Country Planning (General Permitted Development) (England) Order 2015. |
| Insufficient information has been provided to demonstrate that the proposed conversion would not have a detrimental impact on protected species. The proposal is therefore contrary to Policy SWDP 22 of the South Worcestershire Development Plan (2016) and Chapter 15 of the National Planning Policy Framework. |
