Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – - Site Location Plan - Site Plan - Proposed Plans; Elevations and detail PV array - GSE Ground System V3.0 - GivEnergy- 3 Phase Hybrid Inverter | Datasheet - Bifacial Double Glass Module (Black Pro)- DAS-DH120ND Reason: To define the permission.
No development shall take place until an Ecological Mitigation and Enhancement Scheme (EMES) has been drawn up by a suitably qualified ecologist and submitted to and approved in writing by the Local Planning Authority. The scheme shall incorporate the following information on mitigation and enhancements for protected species: - A pre-commencement check for any burrows, active nests or active mammals, birds or herptiles - The assignment of any suitable buffer zones required to reduce risk of disturbance at higher risk areas - All works must take place during daylight hours - If at any point during the installation process a (or evidence of) badger or newt is discovered, all works must cease, and an ecologist must be engaged - If at any point during the installation process a reptile, frog or toad is discovered, all works must cease, and the animal should be left to vacate the area without human interference - In the event that a hedgehog is discovered, all works must cease, and the individual must be moved carefully with a gloved hand to a safe location at a safe distance from the development area - A number of hedgehog houses, bird boxes and insect hotels should be installed at suitable locations, and mapped locations and specifications are required - The planting of a suitable number of native trees should take place and mapped locations and species details are required Reason: To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with Policy SWDP 22 of the South Worcestershire Development Plan (2016) and Chapter 15 of the National Planning Policy Framework.
Prior to the first use of the solar panels hereby approved, the details set out in the submitted Water Management Statement shall be fully implemented and retained thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with Policy SWDP 29 of the South Worcestershire Development Plan 2016 and Chapter 14 of the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
