| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the letter 'RE: Update bat surveys of Hook Bank Cottage' by Sharpe Ecology dated 23 June 2025 and submitted with this application. In particular:
- A toolbox talk will be delivered to all site workers by the licensed ecologist, prior to the commencement/re-commencement of any works impacting the cottage.
- Immediately prior to the start of works impacting east elevation of the cottage, a detailed external visual inspection (using torch thermal camera and endoscope where necessary), will be carried out by a licensed ecologist. Any bats encountered will be caught by hand and removed to a bat box (e.g. Kent bat box, put up prior to works in a suitable location as directed by licensed ecologist).
- The removal of roof tiles and other roof structures and works to other identified and potential roost features should be carried out by hand and under strict supervision of the licensed ecologist. Although there are no timing constraints to works, key destructive works that could impact bats should be timed to avoid cold or adverse weather conditions, following best practice guidance.
- To compensate for the loss of one existing common pipistrelle day roost, and roost features known to have been used by bats in the past, a new bat loft will be created in the new standalone garage. The bat loft will measure 5.5m wide by 3.2m long and will have an internal height of 1.9m (with the ridge height measuring 4.5m above ground level). A roost access point suitable for lesser horseshoe bats (measuring at least 20cm high by 50cm wide) will be provided in the south elevation end wall of the bat loft (located inside the open-fronted carport). The loft will be lined internally with bitumastic felt, held in place with timber battens to provide perches for bats. External crevice roost features will
include three modified ridge tiles, and at least two external timber crevice boxes, with one of the east elevation and one on the south elevation (see Appendix B for specifications).
- Additional ecological enchantment features, which should be incorporated into the new garage, include 2x Kent bat boxes located inside the bat loft (providing internal crevices) and the placement of 2x swallow nest ledges in the south end of the bat loft, along with a horizontal timber brace to provide perching opportunities for swallows, and also lesser horseshoe bats.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.

| No building operations shall take place on the single storey side extension hereby approved, until details of the materials to be used in the construction of the external surfaces have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:-
- detailed specification of the new weatherboarding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding
The development shall be carried out using the materials as approved.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.

| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and an ecological consultant contacted for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant. |
