Due to its location, the proposed development would result in the complete demolition of a non-designated heritage asset (NDHA). This NDHA makes a positive heritage contribution to the street scene and its loss would therefore have a detrimental impact on the character and appearance of the surrounding area and street scene, contrary to Policies SWDP 6, SWDP 21 and SWDP 24 of the South Worcestershire Development Plan (2016), the South Worcestershire Design Guide Supplementary Planning Document (2018) and Paragraph 216 of the National Planning Policy Framework.
