Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Site Location Plan Project and Drawing Number 0015S-P-010 Revision P2 Site Ownership Plan Project and Drawing Number 0015S-P-011 Revision P1 Proposed Elevations Project and Drawing Number 0015S-P-071 Revision P0 Bock Plan – Proposed (Large) Project and Drawing Number 0015S-P-022 Revision P1 Block Plan – Proposed Project and Drawing Number 0015S-P-021 Revision P1 Floor Plan – Existing & Proposed Project and Drawing Number 0015S-P-023 Revision P0 Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Bat Roost Assessment Project Ref: 2025/017 A carried out by Worcestershire Wildlife Consultancy dated February 2025 and submitted with this application. In particular:- - An ecological clerk of works should be present when the 12 brackets are installed. - Bat boxes shall be installed under the eaves either on the exterior walls or fitted into the walls and the creation of raised ridge tiles. Bat boxes should be installed at minimum heights of 2.5m, facing away from external illumination and should ideally face in a south-east or south-west orientation. - Any removal and/or management of suitable nesting habitat should be undertaken outside of the main nesting season and where this is not possible, a suitably qualified ecologist must be engaged to check for nesting birds prior to any works taking place. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The external framing and surfaces of the PV panels hereby permitted shall be black in colour and retained in that condition thereafter. Reason. To protect conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP6, SWDP21 & SWDP24 of the South Worcestershire Development Plan.
The applicant must be aware of their obligations towards the public right of way as follows: No disturbance of, or change to, the surface of the path or part thereof should be carried out without written consent (this includes laying concrete, tarmac or similar) No diminution in the width of the right of way available for use by the public. Building materials must not be stored on the right of way. Vehicle movements and parking to be arranged so as not to unreasonably interfere with the public's use of the right of way. No additional barriers are placed across the right of way. No stile, gate, fence or other structure should be created on, or across, a public right of way without written consent of the Highway Authority. The safety of the public using the right of way is to be ensured at all times.
