Condition Details / Information Notes
The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission 24/00805/FUL 17th October 2024. Reason: To conform with the requirements of Sections 73 and 91 of the Town and Country Planning Act 1990 (as amended).
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 23/123 Rev B. Reason: To define the permission.
The development hereby approved shall be used for Use Class E (c) only of the Schedule of the Town & Country Planning (Use Classes) Order 1987 (as amended), or any other provision equivalent to that Class in any statutory instrument revoking and/or re-enacting that Order. Reason: The Local Planning Authority would wish to carefully examine any alternative use of the premises to assess whether the development would be acceptable in terms of policy, access and amenity, in accordance with the provisions of the South Worcestershire Development Plan.
Prior to their installation as part of the development hereby approved, details of the front elevation (Westview Terrace) at 1:20 scale including joinery details of the proposed window and door details at 1:5 shall be submitted to and approved in writing by the local planning authority. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Before the first occupation of the building hereby permitted the window(s) on the west elevation facing the courtyard shall be fitted with Pilkington Level 4 obscured glazing or equivalent. The doorway shall be permanently blocked to prevent its use. The building shall be permanently retained in that condition thereafter. Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.

In dealing with this application, the Council has worked with the applicant in the following ways:- seeking amendments to the proposed development following receipt of the application. In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.
