| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 4623A-01 REV02 and 4623BP-01 REV01. Reason: To define the permission. |
| The Development hereby approved shall not be brought into use until the access, parking and turning facilities have been provided as shown on drawing 4623BP-01 Rev01 Reason: To ensure conformity with summited details. |
| The development hereby permitted shall not be occupied/first used until full details of all surface water drainage systems to serve the development have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be implemented in accordance with the approved details before the first occupation/use of the development hereby permitted and shall be retained thereafter. Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan. |
| All planting and seeding/turfing comprised in the submitted plans 4623A-01 REV02 and 4623BP-01 REV01, hereby approved, shall be carried out in the first planting season following the first occupation/use of the development. All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants that die, or are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species Reason: To ensure conformity with summited details and to ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 of South Worcestershire Development Plan. |
| The premises shall be used for a physiotherapy practice and for no other purpose, including any other purpose in Class E of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification. Reason: To protect the amenity of nearby residential properties and highways impacts in line with SWDP 21 and SWDP 4. |
| The development hereby permitted shall not be open to customers outside the following hours of 08:30 and 18:00 Monday - Friday. Reason:- To ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health contrary to policy SWDP31 of the South Worcestershire Development Plan. |
| Before the first occupation of the outbuilding hereby permitted the windows on the eastern elevation. shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter. Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
