| All lighting shall be installed in accordance with the specifications and locations set out in the approved lighting layout and strategy prepared by Ingleton Wood (refs: 7000193 IWD XX 00 DR E 5402 – P01 and 7000193-IWD-XX-XX-RP-E-5401) and these shall be maintained thereafter in accordance with the strategy. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority.

| On completion of works, the development shall be inspected by a qualified ecologist and a statement of conformity and a copy of any bat licences and licence monitoring returns as appropriate shall be submitted to the Local Planning Authority to confirm the mitigation and
enhancement measures for biodiversity have been successfully implemented in accordance with the details approved under this condition.

| The Development hereby approved shall not be occupied until the first 5 metres of the access into the development, measured from the edge of the carriageway, has been surfaced in a bound material.

| The Development hereby approved shall not be brought into use until the access, turning area and parking facilities shown on Drawing PLAN 3 – Proposed Site Plan has been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times

| The Development hereby approved shall not be brought into use until 1 electric vehicle charging spaces have been provided in accordance with a specification which shall be submitted to and approved by the Local Planning Authority and thereafter such spaces and power points shall be kept available and maintained for the use of electric vehicles as approved.

| The measures and details set out in the approved Construction Environmental Management Plan prepared by Edgars (dated 17th December 2024) shall be carried out and complied with in full during the construction of the development hereby approved.

| The Development hereby approved shall not be brought into use until the applicant has submitted a Travel Plan using Modeshift STARS Business. They must meet green level accreditation before occupation and bronze level accreditation within 12 months of occupation.

| The archaeological watching brief shall be undertaken within 3 months of the planning decision and completed within 6 months of the planning decision, site investigation and post investigation assessment shall be completed in accordance with the programme set out in the Written Scheme of Investigation (report number 24n50wb) within 12 months of the planning decision. The development shall not be occupied until the provision has been made for analysis, publication and dissemination of watching brief results and archive deposition has been secured.

| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
