Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location and Block Plans Drawing No. 4661BP-01 Version FINAL Proposed Extensions and Alterations Drawing No 4661B-01 Version FINAL Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Flood Risk Assessment (Amended February 2024) shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority: - Detailed drawings of the proposed window(s) showing design, sections through glazing bars, method of opening, finish and depth of external reveal. Reason: To ensure that the new materials are in keeping with the setting of the Upton upon Severn Conservation Area and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
No development shall take place until a Precautionary Working Method Statement (PWMS) for Bats has been drawn up by a suitably qualified ecologist, submitted to and approved in writing by the local planning authority. The statement shall include various reasonable avoidance measures to be implemented during the site preparation and construction phases of the development and shall include, but is not limited to: - The appointment of an Ecological Clerk of Works (ECoW) during the raising of the roof; - Prior to commencement, a site inspection to be carried out by a suitably qualified ecologist; - Site details, responsible parties, summary of proposals, planning status, relevant legislation and justification that a licence is not required; - Site information relevant to the activities covered by this statement, supported by maps and photographs; - Mitigation, compensation and enhancement strategy, to include details of each of the measures employed (such as the provision of bat and/or bird boxes); - Details of a Toolbox Talk to be carried out by the ECoW; - Details of any ongoing management or maintenance required; - Inclusion of relevant signage; - An implementation timetable. Reason: To ensure that that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with policies SWDP 22 and SWDPR 27 of the South Worcestershire Development Plan, paragraphs 187, 192 and 193 of the National Planning Policy Framework (NPPF).
