Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan Proposed Plans – Dwg no 25 239 2 Proposed Block Plan – Dwg no 25 239 4 Reason: To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Roost Assessment report carried out by Focus Environmental Consultants dated 12 October 2021 and updated Preliminary Roost Assessment Update carried out by Focus Environmental Consultants dated 6 February 2025 and submitted with this application. In particular:- 1. As a precautionary approach, it is recommended that a licensed bat worker is on site and provides advice and support to the workforce at the commencement of the demolition phase of the work to the building. Thereafter, the licensed ecologist should be ‘on call’ to deal with any queries. Roof materials (e.g., slope and ridge tiles) must be removed by hand by the roofing contractors. If roosting bats are discovered, work must cease immediately, and the on-call ecologist must be contacted. They will liaise with Natural England (as required) to advise on any licensing requirements to allow lawful completion of the work. 2. In line with Government policy on biodiversity, the client has agreed that a single bat box can be installed within the landownership of No4 Yew Tree Cottages. The box (e.g. Schwegler 2F-DFP Bat Box) should be installed on one of the two mature pedunculate oak trees present in the garden of the property The box should be installed at least 4m above ground-level, away from any branches that might impact flightpaths, and facing away from any nearby lighting. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
