Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Design and Access Statement Received 6th January 2025 Structural Report Received 6th January 2025 Heritage Statement 29th May 2025 Drawings - 1200 B, 2000 C, 1506 7200, 1506 7201. Reason: To define the permission.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- 1) Sample panel of the brickwork, type of pointing and the mortar to be used with the panel kept on site for reference; - type of mortar; - 2) A precise specification of the proposed external render or plaster – including any decorative panels or patterns – and detailed specification of the mix, the number of coats and surface finish to be used; 3) Details of the repairs to any timber structure witin the building including joint details and methods of infilling; 4) External joinery details along with architectural details of the proposed external finishes, heads, sills, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 a 5) Details of external vents, ventilation slits, extracts and chimney flues including information on specification and colour; - details of external doors/garage doors including information on finish; The development shall be carried out using the materials as approved. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Prior to any building works being first commenced, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the local planning authority. This shall include:- - 1) Samples of replacement brickwork and details of any external re-pointing; 2) Details of repairs to windows including materials and design profiles; - 3) Details of all areas of repair to the timber frame and to all structural timbers; - 4) Details of jointing methods and materials used:- 5) Details of any work required under Building Regulations;- 6) Details of water, heating and electrical installation work The works hereby permitted shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
